Delivery models

Design-bid-build

You design it, we bid it, we build it.

Stipulated-price delivery under CCDC contracts. The owner holds two contracts — one with the consultants, one with Everstrong — and the consultants administer the build. Since 1997 this is how 47 school projects for 13 Ontario boards were delivered.

  1. DesignThe owner engages the consultants, who turn the brief into drawings and specifications.
  2. TenderDocuments go out. Everstrong invites sub-trades by division and builds a stipulated price.
  3. AwardThe owner awards a CCDC contract; Everstrong carries the trades.
  4. BuildConsultants administer, Everstrong builds — and every party hears the same thing at the same time.
  5. Project close outDeficiencies closed, documents handed over, substantial performance certified.

CM at risk or agency

Builder input from design development.

Everstrong joins the owner and consultants before the design is fixed — budget, sequencing, constructability — then packages and manages the trades. Clashes are solved on paper instead of on site.

  1. Early engagementThe owner brings consultants and Everstrong on at the same time.
  2. Pre-constructionDesign and cost develop together: every drawing set is priced and reviewed for constructability.
  3. Trade packagesEverstrong breaks the work into packages and tenders them with the design team in the room.
  4. BuildOpen-book reporting to the owner; trades, consultants and Everstrong on one rhythm.
  5. Project close outCommissioning, deficiencies and documents handed over package by package.

Single point of accountability

One contract, design to occupancy.

The owner sets the requirements; Everstrong carries the design team and the trades under a single contract. One point of accountability, with design and price developed together.

  1. RequirementsThe owner defines what the building has to do — not how to draw it.
  2. Design & priceEverstrong engages the design team and key trades; design and cost move together.
  3. Owner reviewSubmissions at each stage; the owner approves before the next one starts.
  4. BuildOne contract, one schedule — and every party in the loop.
  5. HandoverCommissioned, documented and handed over by the same team that designed it.

Any model

Keep the building open while it changes.

Works with any model above: the owner's operations continue while Everstrong phases the work — floor by floor at Shepherd Manor, with containment, air monitoring and the operator in the loop every day.

  1. Phasing planEverstrong and the operator decide what stays open, when, and how.
  2. NoticeOccupants hear about each phase before it starts.
  3. Phase by phaseContainment up, trades in, air monitored — then the next floor.
  4. Project close outLast phase handed back; the building never closed.

Our commitments

What every Everstrong site runs on.

Project Reporting

Owners and architects stay informed through the build

Progress, schedule and budget reported clearly through the build, so there are no surprises at substantial performance. Regular project updates, constant communication with owners, architects and sub-trades, and a single clear point of contact.

Partnerships

Built with the architect, not around them

Everstrong works as a team with consultants and architects. The build is collaborative, not adversarial — change requests stay low because clashes are solved on paper first. Snyder, Moffet & Duncan, Hossack and the other consultants in the project record.

Safety

A documented program on every site

Health and safety program, WSIB clearance and site supervisor certification maintained on every site.

Accountability

The number matches the tender

Repeat-design schools delivered under budget. Cash allowance savings returned to the owner. No surprises at project close out.

Equipment

Our own iron on site

A wholly-owned heavy equipment fleet means spring sitework and winter excavation run on Everstrong's calendar, not a subcontractor's.

Schedule

Dated history, reported honestly

Seven- and eight-month school builds are in the record with their dates (St. Benedict, Anne J. MacArthur, Irma Coulson). Projects are taking longer after COVID; what Everstrong offers now is constant communication and a schedule kept honest through the build.

Community

Public buildings for public owners

Schools, fire halls, arenas and seniors' housing across Halton, Peel, Durham, York, Simcoe, Dufferin, Northumberland and the GTA. Buildings the community uses every day.
